The challenge is to have the knowledge and expertise to discern and effectively articulate between major and potentially major issues and those that may be superficial in nature. Although minor issues are part of the inspection process as well, items that are damaged, beyond their useful life, defective, require expensive repair, present a potential future issue, or items that affect health and safety, are utmost concerns. The home inspection is designed to provide a professional opinion of the home in an easy to read, value added report. The goal is to provide detail so you can make informed balanced decisions. Every inspection is performed according to accepted national codes and the Texas Real Estate Commission (TREC) standards of practice. We do not and will not participate in gimmicks, hidden costs, outside incentives or marketing ploys like others. You deserve better.

What is Inspected?

A home inspection covers:

  • Structural Components: Complete Interior and Exterior. Foundation, walls, floors, doors, windows, ceilings, stairs, fireplaces, roof, roof structure, grading and drainage, irrigation, pools/hot tubs, roof, gutters, flashing, fascia, soffits, decks, balconies, patios, outbuildings, chimneys…essentially most everything.
  • Major Systems: Electrical, plumbing, appliances, and HVAC (heating and cooling) systems.
  • Attic & Insulation: Adequate insulation, ventilation and structural defects.
  • Appliances: Built-in appliances like ovens, microwaves, exhaust fans, dish washers, and water heaters.

Key Limitations

  • This is not an Appraisal: An inspection assesses condition, whereas an appraisal determines value.
  • Not a Code Compliance Check: While safety is a priority, an inspection does not verify compliance with local municipal building codes. We based our inspection from general residential codes and guides.
  • Specialized Exclusions: Testing for mold, radon, asbestos, or lead paint.
  • Inspection is mostly non-invasive. We do not disassemble appliances or sub-components, cut into walls, floors, or other structural components.
  • We do not and will not participate in gimmicks, hidden costs, outside incentives or marketing ploys like so many others. You deserve better.
